The town of Permas Jaya (百万镇) in Masai, a sub-district of Johor Bahru, is another food haven known to many Singapore residents. It is situated on the other side of Sungai Tebrau (Tebrau River), less than 8Km from JB CIQ.
There are generally 3 places of interests in Permas Jaya for most visitors from Singapore, namely AEON Mall Permas Jaya (for shopping, supermarket, foodcourt, etc), the pasar malam (night market) on Sunday evenings and the numerous dining options around the area. These places are in a small commercial estate, surrounding the AEON Mall. And, there are more to be discovered beyond the estate for the more adventurous.
BAS.MY J21 & J22
Two public bus services, operated by Causeway Link, ply different routes between JB Sentral Bus Terminal and Permas Jaya before continuing to their destinations.
BAS.MY J21 — used to be myBAS T21 — will travel from JB Sentral through Taman Pelangi, make a brief stop at Taman Sentosa in front of Kopilicious and Pekin Restaurant (北京楼), then crosses Sungai Tebrau to Permas Jaya. Service interval is 20 minutes.

BAS.MY J22 — used to be myBAS T22 traversing between Larkin Sentral and Taman Scientex — will now ply the route from JB Sentral along Tebrau Highway, that passes Pelangi Plaza, Taman Sri Tebrau and through Taman Sentosa, then crosses Sungai Tebrau to Permas Jaya before continuing to Taman Scientex in Pasir Gudang. Service interval is 30 minutes.

Get To / Return from AEON Mall Permas Jaya
BAS.MY J21 used to head to AEON Mall Permas Jaya directly after passing Sungai Tebrau. Since 30 September 2025, the service will make a big detour around an estate in the southern part of Permas Jaya before going to the shopping mall, taking at least another 10 minutes. It will stop at a bus-stop on the eastern side of the mall. The fare is RM2.10 to the mall.
BAS.MY J22 will go through Permas Jaya, but whether it still stops at the carpark in front of AEON Mall Permas Jaya is now a grey area — sometimes, the bus drivers don’t stop there as there is no official bus-stop. So, either alight one stop prior to AEON Mall Permas Jaya at the bus-stop next to BHPetrol petrol kiosk and walk to the mall, or alight at the next bus-stop (if the bus does not stop at the mall directly) and walk back — if too much hassle, use BAS.MY J21.
To return to JB Sentral from AEON Mall, it is easier to use BAS.MY J21 from the “bus-stop” underneath a pedestrian bridge on the western side of the mall — there is only one such bridge next to the mall. A PAJ signpost has been erected to identify the “invisible” bus-stop.
Get To / Return from Permas Night Market
To visit Permas (Jaya) Night Market on Sunday evenings, take either BAS.MY J21 / J22 and alight at the bus-stop next to BHPetrol petrol kiosk, before AEON Mall Permas Jaya. Walk to Jalan Permas 11, which is only 2 minutes away. The fare should be around RM1.70.
To return to JB Sentral, board BAS.MY J21 / J22 at the bus-stop opposite the petrol kiosk. Note that some bus drivers of BAS.MY J22 may use the flyover to skirt around the traffic junction near AEON Mall Permas Jaya and may not stop at the bus-stop.

To visit any of the dining options around Permas Jaya, look up their locations on maps and decide which of the three bus-stops (mentioned above) is nearer to get to and back.
Be mindful that BAS.MY J21 has service interval of 20 minutes and BAS.MY J22 is 30 minutes when deciding which bus-stop is more convenient for getting to / back.
